Completion of the Joint Redevelopment of Alexandras Ave. and Votanikos
The provisions of articles 11 & 12 of Law 3481/2006 are a product of studies by the relevant authorities (Organisation of Athens and the Ministry of Environment, Physical Planning and Public Works) for the redevelopment of the areas of Alexandras Avenue and Votanikos that has been pending for decades.
After the law was passed, BVIC purchased the properties Etma- Hellatex, covering a total area of 106,000 sqm, with industrial buildings with a surface of over 110,000sqm.
Based on the law passed by overwhelming majority in the Hellenic Parliament, the Company acted in accordance with the provisions of article 12 of the law and for approximately two years, proceeded with the complete demolition of the existing industrial buildings and the construction of over 70% of the multiple use building, until the 4th December 2008, when, following an appeal submitted by 130 citizens, the construction works were halted by the Council of State, and as a consequence:
- The significant environmental project of the Joint Redevelopment of Alexandras Avenue and Votanikos was obstructed,
- Hundreds of people working on the project were left without employment
- The Company suffered corresponding financial consequences
- The investment of hundreds of millions of Euro from the sale of the project to a foreign investor was cancelled
Given that the impending decision of the Council of State will be centered around the ratio of open green area, the parties involved, the Company and the Municipality of Athens, should proceed with the necessary concessions in order for the ratio of open green area not to be reduced.
As far as the Company is concerned, we commit to landscaping all of the open surrounding areas of building block 45a - which has a total area of over 25,000 sqm - into a common use green area in accordance to the provisions of the urban planning code and the construction of an environmentally friendly building with a green roof etc. as well as the construction of cisterns to store rainfall in order to water the significant green areas, in which over 600 trees will be planted.
Following the abovementioned, the Company hopes that once the Council of State's decision has been issued, the government will immediately proceed with the measures necessary for the continuation of the Joint Redevelopment and the completion of the project.
