The management of Michaniki is presenting the perspectives of development of the Michaniki Group in a two-day investors event held in London on October 1 and 2. Special emphasis will be given on the recent developments of the real estate sector abroad and more specifically, in Russia, Ukraine, Bulgaria and Egypt where Michaniki owns real estate property (NAV) with a value of 518.7 million Euros.
In Russia, the Group owns plots of 865,000 sq.m. promoting the development of complexes (offices, houses, shopping centers etc) with a total area of 1.55 million sq.m. The revenues of the said activity in Russia are estimated to come up at 2.88 billion Euros and the EBITDA margin at 44.2%.
The works in complexes, such as "HERA" and "ALEXANDER THE GREAT" in Moscow, and the procedures for the acquisition of the required permits in other investments, such as the "HELLAS" complex continue. The HELLAS complex, an investment of 728 million, is one of the most ambitious projects of the Group and concerns the development of an area of 700,000 sq.m. comprising residential spaces of 600,000 sq.m. and commercial ones of 25,000 sq.m. The designs of the company have been recently approved by the local authorities.
The works in the "Artemis" project, a multifunctional complex, in Kiev, Ukraine, continue. The investment includes a superstructure area of 22,200 sq.m. distributed in 198 apartments, 2,447 sq.m. for offices and 6,000 sq.m. for commercial use. 48% of the apartments and 36% of the offices have already been sold. Furthermore, the preliminary works for the residential and recreational complex "Odessa Dream" in Odessa continue. The new complex has recently acquired the required building permit and will be built in a plot of 200,000 sq.m. on the coastline of the Black Sea. It will include apartments with at total area of 114,000 sq.m, commercial spaces of 26,500 sq.m. and a cultural center of 5,200 sq.m. The complex will have 858 parking spaces and will be an investment of 200 million Euros.
With these investments and the stable presence in the construction market of public works, the Michaniki Group can take advantage of any arising investment opportunities. With remaining projects over 1.1 billion Euros and excellent margins of operating profit making, the management anticipates the acceleration of developmental progress of the Group in the markets abroad.
